Job Description

- Lead the development and implementation of the annual corporate, departmental, and project-specific budgets. - Prepare regular financial forecasts, long-range financial plans, and cash flow projections. - Collaborate with department heads and project managers to gather necessary data and ensure budget alignment with strategic objectives. - Establish and maintain robust cost control systems and procedures to monitor expenditures for construction projects, real estate assets, and facility management contracts. - Track project costs against budget in real-time, analyzing variances related to materials, labor, subcontractors, and overheads. - Review procurement requests, contracts, and change orders to ensure financial viability and adherence to budget. - Prepare and present comprehensive monthly, quarterly, and annual financial reports to senior management, highlighting performance against budget, key variances, and economic risks. - Conduct detailed cost-benefit analysis, feasibility studies, and return on investment (ROI) calculations for new projects and capital expenditures. - Generate ad-hoc reports and financial models to support strategic decision-making. - Foster strong working relationships with all departments to promote a culture of cost-awareness and financial accountability. - Assist in the financial evaluation and due diligence of potential real estate acquisitions and development opportunities.

Job Requirements

- Bachelor's degree in Finance, Accounting, Economics, or a related field is required. A Master's degree or professional certification (e.g., CMA, CPA, PMP) is highly preferred. - A minimum of 10 years of experience in financial planning, budgeting, and cost control at least 3 years of experience in a managerial role. - Proven experience within the real estate development, construction, or facility management industry. A deep understanding of project-based accounting and cost structures is crucial. - Advanced proficiency in Microsoft Excel (financial modeling, pivot tables, complex formulas). - Extensive experience with the SAP ERP system and financial planning software. - Exceptional analytical and problem-solving skills with a keen attention to detail. - Strong leadership and team management abilities. - Excellent communication and interpersonal skills, capable of presenting complex financial information clearly to non-financial stakeholders.
